Intermark Management is hiring for a Maintenance Technician in Goose Creek, SC.

The primary responsibility of the Maintenance Tech is to assist the Community Manager predominantly concerning the maintenance of the property following all Policies and Procedures. In addition, assists in the supervision of the Maintenance Staff while maintaining a professional relationship with vendors.

  • Assist Community Manager with work schedule for self and Maintenance Staff.
  • Ensure maintenance staff compliance with InterMark Policies and Procedures.
  • Train and act as Supplementary Supervisor of other Maintenance Staff and provide role model for Maintenance Staff by following all InterMark Policies and Procedures.
  • Request prior approval from Community Manager before overtime work is permitted, excluding any time that the maintenance staff is considered “on-call” for the property and “after hour” emergency maintenance repairs/service become necessary. (Approval is required the first day after hours worked.)
  • Daily meetings with Community Manager to report status of scheduled/completed work.
  • Prioritize and complete service requests within 24 hours. Follow-up until completed.
  • On-Call duty as requested by Community Manager.
  • Make regular inspections of the property and notify the Community Manager of any problems and make recommendations.
  • Ensure preventive and quarterly maintenance is completed and reports maintained per Policies and Procedures.
  • Confirm all amenities are maintained and in safe and working condition and documented on weekly preventative maintenance schedule.
  • Supervise contracted maintenance workers. Make recommendations for contract service.
  • Maintain all Swimming Pool Logs, testing equipment, etc, as mandated by both InterMark Management and DHEC/State requirements where applicable.
  • Resident Management a. Maintain high standards of resident relations verifying consistent application of property policies.
  • Ensure follow-up for all service requests are being processed daily, when delegated.
  • Participate in community-sponsored activities for residents.
  • Make only management approved purchases from approved vendors. Notify Community Manager of any competitive pricing for purchases made.
  • Maintain inventory of equipment, tools, and supplies to ensure necessary supplies are available in shop for needed service requests and market ready preparations. Ensure all tools and equipment have been labeled.
  • Complete an audit of all tools and equipment with any maintenance employee turnover or separation from InterMark.
