Under the general direction of the Director of Preconstruction, assist with the bidding of all jobs and estimating customer custom price requests.

Mange the entire permitting process for all homes. Working directly with Municipalities, Engineers, and Architects to procure all building permits in a timely manner.

This position will also be responsible for assisting in drafting site-specific drawings with options selected for all projects.

Maintain ERP Software framework and pricing for all products and produce project-specific start package for each active job.

JOB RESPONSIBILITIES:

Permitting/Drafting

  • Audit selections with sales paperwork for accuracy
  • Assemble permit application package and obtain all necessary permits to start construction
  • Diligently manage the preconstruction schedule from contract to excavation
  • Manage and organize job documents on BuilderTrend portal
  • Participate in preconstruction meeting for each home and ensure all questions are followed up on
  • Prepare start package (blueprints, engineering, selections, permits, etc.) for site superintendent
  • Maintain current blueprints for all models offered as the master set to review and manage all redlines making sure plans are updated and accurate.
  • Interpret and implement building code changes into the base plan data base of working drawings.
  • Maintain legends and window and door schedules for each base house drawing in the data base and on each contract specific drawing
  • Prepare and maintain all lumber lists and truss designs for each model
  • Prepare and maintain all B&D standard interior and exterior details

Purchasing/Estimating

  • Assist in generating job specific cost budgets prior to start of construction
  • Estimate customer price requests on a timely basis
  • Process change orders on homes under construction within 48 hours
  • Manage all rebate programs from Manufacturers and continuously look for more rebate opportunities
  • Ensure that all necessary documentation has been collected from Trade partners prior to start of work and, thereafter, update on an annual basis. (i.e.: trade agreement, W-9, proof of insurance, pricing, scopes of work, occupational license, etc.)
  • Assist with the Purchase Order Process

PREREQUISITES FOR SUCCESS:

  • Organizational capacity to manage the pre-construction job package routing and processing in a timely manner
  • CAD experience or architectural software experience preferred

  • Preconstruction tasks performed within timeframe provided

  • Job cost variances related to estimating & purchasing variance codes
  • Accuracy of job estimates
  • Internal customer satisfaction scores (sales, construction)

ORGANIZATIONAL RELATIONSHIPS:

REPORTS TO: Director of Preconstruction

WORKS WITH: Superintendents, Accounting Department, and outside vendors and subcontractors

SUPERVISES: Architects and Engineers. Trade partner relationships and suppliers.

Job Type: Full-time

Pay: $50,000.00 - $65,000.00 per year
