ROLE: Responsible for renovation/refurbishing projects and for general maintenance needs of the residents and staff. EXPERIENCE and REFERENCES REQUIRED. Pay negotiable based on skills and experience.

GENERAL DUTIES & RESPONSIBILITIES:

Renovation/Refurbishing

1. Responsible for completing renovation/refurbishing projects in vacated resident rooms, apartments, duplexes, and public areas. Tasks must efficiently be completed within established time frames.

a. Tasks include water line work, plumbing, ready walls for paint, electrical, installing appliances/ceiling fans, re-wiring switches, changing sockets of light fixtures, 3 and 4-way switches, removing curtains, changing hardware on windows, checking saches for wood rot, refinish frames as needed, weather seals, HVAC – furnace, A/C, thermostat, general outside cleaning, countertop, laminate and tile work.

b. Assess/make recommendations for renovation/refurbishing needs

c. Respond to walk-through requests

2. Call vendors/sub-contractors as needed.

3. Maintain supplies well-stocked.

4. Maintain relevant communication with Supervisor and Director of EVS.

5. May have interactions with future/current residents; maintain pleasant interactions.

Routine Maintenance

Complete all work requests in a timely manner and communicate completion timeframe.

Maintain preventive maintenance on appliances including washers, dryers, refrigerators, ice machines, ranges, dishwashers, garbage disposals, etc.

Perform maintenance on electronic equipment including nurse call system, phones, TV’s, alarm systems, fire alarms, security systems, etc.

Maintain electrical equipment including light fixtures, receptacles, switches, fans, electrical panels, lighting, generators, etc.

Maintain plumbing systems including drains, sinks, toilets, showers, water lines, tanks, pumps, tubs, water heaters etc.

Repair or replace locks as needed.

Maintain the interior and exterior of the buildings, painting, tile replacement, and other repair.

Maintain and repair furniture as needed.

Repair and lubricate wheelchairs, lifts, beds, carts, etc.

Assists with fire drills and understands fire systems.

Assists with annual inspection of Fire doors.

Recordkeeping/Communication

Use cell phone to communicate with department and other staff.

Participates in “on call” and weekend security rotation.

Safety

Perform required maintenance tasks within department safety guidelines and within mfc policy and procedure.

Safely operate mfc vehicles, including yard equipment, maintenance carts, maintenance trucks, etc. when picking up supplies or performing tasks around campus.

Follow all safety precautions and report any incidents immediately to supervisor.

Other Duties

Perform other duties as assigned.

10. Attends and participates in in-services, on-line education and department meetings.

11. Adherence to the Guiding Principle, Operational Practices, Corporate Compliance and Standards of Care.

QUALIFICATIONS:

Experience: Two years of similar or related experience is required.

Education: High school diploma or equivalent preferred.

Other: Must be 18 years of age or older to use power tool equipment.

Valid Kansas Drivers license required.

Skills: Enthusiasm, courtesy, and interpersonal skills.

Ability to work well with others to achieve desired outcomes.

General knowledge of the building/construction industry.

Mechanical knowledge and abilities.

Critical thinking/problem solving.

PHYSICAL DEMANDS:

Requires frequent walking, standing, sitting, and bending, as well as occasionally lifting up to 50 pounds.

Job Type: Full-time

Pay: From $26.00 per hour
