JOB TITLE: Regional Community Director

PAY: $90,000 - $130,000 per year

JOB SUMMARY:

The Regional Manager oversees real estate for property owners, supervises on-site administrative and maintenance staffs on various communities and maintains asset values.

ESSENTIAL JOB DUTIES:

• Oversees Community Director and assists in coordinating employees on community staff. Hires and/or terminates employees as necessary.
• Provides motivation and training for community employees.
• Handles annual performance evaluations for community employees.
• Reviews all community payables for validity. Introduces cost reduction techniques where applicable.
• Monitors community delinquencies.
• Reviews monthly financial reporting for each community and prepares a variance report for owner.
• Assists in preparing annual operating budget for each community.
• Oversees and/or creates marketing strategies to maximize rental rates and occupancy rates.
• Oversees and provides direction for community appearance, including curb appeal, exterior appearance, and vacant unit interior appearance. Walks vacant units regularly to insure integrity.
• Reviews lease files periodically to insure they conform to company policies.
• Negotiates contracts with vendors, where applicable.
• Works closely with community director to maintain smooth community operations.
• Handles difficult residents when the community director cannot placate them.
• Adheres to all Fair Housing/Equal Opportunity Employment Regulations.
• Adheres to the employee handbook and policies/procedures manual.

ADDITIONAL ESSENTIAL RESPONSIBILITIES:

• Serves our VIPs with a welcoming and caring attitude
• Behaves in a responsible, professional, and ethical manner.
• Treats others with consideration and respect.
• Determines creative and efficient ways to market the property.
• Oversees all community paperwork requirements.
• Evaluates community directors for annual performance reviews. Oversees community directors review of community staffing annual performance reviews.
• Shows up to work timely, follows directions from Director of Property Operations, interacts well with coworkers and residents, and accepts constructive criticism.
• Performs other tasks and duties as assigned by the Director of Property Operations or other company Directors or Owners.
• Performs other duties as assigned.

JOB QUALIFICATIONS:

• Good verbal and written communication skills.
• Ability to perform intermediate level mathematical calculations.
• Ability to plan, organize, and prioritize work.
• Good interpersonal and analytical skills.
• Basic computer skills, including internet use, email, word and excel.
• Availability and willingness to work evenings and weekends if necessary.
• Physical ability to bend, stretch, stand, sit, and walk for periods up to three hours before taking a break.
