Job Summary:
The Residential Painter is expected to act with a great deal of independence and initiative in daily performance of his/her duties, continuously demonstrating and maintaining proficiency in all related tasks. The Residential Painter must be steady and dependable. The Residential Painter must also see himself/herself as an integral part of the Customer Service Team.

As a part of the team, you will consistently display the highest degrees of professionalism, communication, accuracy in your work and sense of hospitality with your co-workers, prospective renters, and the residents.
As a Residential Painter, you will:
- Prepare surfaces for painting or finishing by scraping, sanding, washing, or otherwise removing dirt, grease, old finishes and rust scale.
- Remove paint from surfaces by using sanders, wire brushes and paint and varnish removers.
- In preparation for painting, make repairs in plaster, sheetrock, metal, wood and masonry surfaces by filling with materials, such as putty, caulks, fiberglass and resin.
- Apply primers, sealers, stains, and undercoats with brushes, rollers, or spray-painting equipment and striping machines.
- Apply high-tech industrial enamels and epoxies.
- Prepare and finish or refinish woodwork and casework.
- Mix and blend colors for a wide variety of paints, epoxies, and high-performance industrial enamels for brushes, rollers and conventional or airless sprayers.
- Move furniture and place protective drop cloths, and tape baseboards, glass and other surfaces when needed.
- Apply texture material to walls and ceilings using texture machines, pumps and hand tools.
- Install, work from, and remove scaffolding, stages, planks, ladders, jacks, spider staging and other work platforms.
- Work outside in our parking garages

- Exceptional verbal and written communication skills are required; proactive communication skills are a requisite for establishing and maintaining tenant confidence.
- Thorough knowledge and understanding of all company and department policies.
- Thorough knowledge and understanding of the principles and practices related to customer service and tenant relations.
- Uses logic to analyze or identify underlying principles, reasons, or facts associated with information or data to draw conclusions before making decisions.
- Uses logic in problem solving in order to identify key facts, explore alternatives, and propose quality solutions.
- Able to complete projects on time.
- Ability to analyze things that need to be changed, and then implement change in a sensitive, effective and legally sound manner, sharing or giving credit to others when appropriate.
- Must be able to respond to all supervisor requests in a safe, efficient, and timely manner.
- Deal with people in a manner showing sensitivity, tact, and professionalism.
Physical Demands Typically involve, but are not limited:
- Due to the nature of this work, candidates with 100% loss of sight, hearing ability, or with major speech impediments will not be considered. Eligibility determination of candidates with a less severe disability will be made on an individual basis.
- Incumbents must be able to function under stress and be able to work odd hours when required or needed.
- Work involves running to emergencies on occasion, the ability to walk up and down several flights of stairs, walking and/or standing for several hours, using ladders to reach high walls or ceilings, talking, hearing, smelling, using hands to handle, feel or operate objects, tools, or controls, and reaching with hands and arms. Periodically, the employee in this classification will be required to climb, balance, bend, stoop, kneel, crouch and/or crawl. Normal color vision is required, as well as close vision, distance vision, night vision, peripheral vision, depth perception, and the ability to adjust focus. Painters must be able to identify and differentiate between subtle differences in color of paints.
- The employee may be required to push, lift, and/or carry up to 75lbs.
- The noise level in the work environment can be moderately loud in some areas of the portfolio.
- Employee will be outside in all kinds of weather
- Painters should be able to stay physically active for many hours, because they spend most of the day standing with their arms extended.
- The employee will be required to climb on and use ladders.
Qualifications:
- High School Diploma or GED certification and proof thereof required. Work experience may be substituted for college on a semester for six months basis.
- Minimum 2 years of residential and/or commercial painting is required.
- Proficient English reading, writing skills and verbal communication are required.
- Must possess a valid Driver’s License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.
