QUALIFICATIONS:
1. Vocational education diploma and journeyman skills in one of the building trades
2. Six years’ experience in building construction and repair work
3. Two years of supervisory experience
4. Connecticut Motor Vehicle Operator's License
REPORTS TO: Director of Infrastructure & Technology
JOB GOAL:
To plan, organize and supervise the activities of the building maintenance and school custodial staffs in the maintenance, repair, and physical improvements to all school buildings, grounds, and equipment. To be responsible for security of buildings .
PERFORMANCE RESPONSIBILITIES:
1. Plans and organizes work according to standard procedures and a seasonal maintenance schedule.
2. Coordinates activities with school principals.
3. Assigns daily work in two functional areas of maintenance and cleaning through Senior
Custodians.
4. Establishes preventive maintenance schedules for buildings, grounds, and equipment.
5. Inspects school buildings, grounds, and equipment.
6. Maintains hazardous materials documentation for all school facilities
7. Oversees skilled plumbing, carpentry, electrical, and mechanical repair work.
8. Coordinates and supervises grounds maintenance program.
9. Makes recommendations and prepares specifications for contracting out major repairs or replacement work.
10. Oversees private contractors engaged to perform repair or replacement work.
11. Assists in the employment of maintenance and custodial staff.
12. Organizes staff training and development programs.
13. Evaluates employees and recommends personnel actions.
14. Acts as Step I in grievance procedures.
15. Prepares narrative and statistical reports for the Business Office and the Board of Education upon request.
16. Makes recommendations in the preparation of the annual facilities budget.
17. Maintains inventory of supplies and equipment and replaces as needed.
18. Prepares specifications for purchase of major pieces of equipment.
19. Responds to emergency calls and takes corrective action as needed.
20. Performs other duties as may be assigned.
