** URGENTLY HIRING **

GENERAL DESCRIPTION

The Site Technician reports directly to the Maintenance Manager. The Site Manager shall establish the Site Technician’s duties and shall be responsible for evaluating his/her performance. The Site Manager may participate in delegation of duties to the Site Technician.

The Site Technician shall work full-time, as scheduled by the Maintenance Manager. The Site Technician must be available for on-call emergencies as needed, and will be required to work holidays as needed, or on rotation.

The Site Technician is responsible for the custodial duties which assure the overall cleanliness and upkeep of the building and common areas. The Site Technician will provide the physical services necessary to maintain the building in accordance with the specifications of the Board of Directors and the Managing Agent. He/she is expected to: (i) have a basic knowledge of the building's maintenance and upkeep requirements, (ii) take the initiative in securing repairs, maintenance, and upkeep of the property's common elements, and (iii) have transportation available to fulfill his/her duties in a prompt manner.

General qualifications for the position of Site Technician include the ability to work both independently, and as a team, and be able to work pro-actively, to maintain the property to its highest standards. The technician must be able to communicate and get along well with the Board of Directors, residents and their guests, and other employees including employees with Brodie Management, and all contractors/vendors.

The Site Technician’s duties and responsibilities include the items listed below. This list is NOT all-inclusive -- the Site Technician is expected to be involved with all aspects of the property's cleanliness, upkeep, and basic maintenance.

GENERAL PROCEDURES

1. The Site Technician will report directly to the Maintenance Manager. In the absence of the Maintenance Manager, direction may be given by the Site Manager or Assistant Site Manager.

2. The Site Technician is expected to report to work on time and as scheduled. The Technician must always be clean and well-groomed and must always be in uniform while on-duty.

3. The Site Technician will be responsible for keeping daily logs, and show tasks performed on any given day. Logs must be turned in at the end of each shift.

4. Break times will be determined by workload and may not necessarily be at the same times each day.

MAINTENANCE/CLEANING RESPONSIBILITIES

1. Perform daily rounds of the property as scheduled for trash pick-up, general cleaning duties, and lighting checks.

2. Maintain all common areas to ensure cleanliness. Areas to include lobby, stairwells, mailroom, hallways, elevators, elevator foyers, trash rooms, parking garage, parking lot, sidewalks, alley, exterior grounds, and other areas as assigned by Maintenance Manager. Cleaning of interior areas shall include: dusting, vacuuming, washing of windows, light painting, changing light bulbs, floor care, and other duties as assigned by Maintenance Manager. Additional areas and responsibilities may be added.

3. Assist Maintenance Manager with all in-unit repairs including changing HVAC filters and any emergency and non-emergency unit inspections.

4. Clean and maintain other areas as assigned by Maintenance Manager including storage rooms and mechanical rooms.

5. Pull trash chutes three (3) times per day, or more as required by occupancy and use. Rotate dumpsters as needed. Coordinate with trash contractor on pick-ups to ensure refuse is hauled away.

6. Assist with directions during move-ins and move-outs. The Site Technician is not expected to supply labor for any moves.

7. Assist with other reasonable duties as assigned by the Maintenance or Site Manager.

OTHER

1. Respond to emergency clean-ups.

2. Take an active role in preserving the appearance of the building and grounds.

CONDUCT

1. At all times conduct himself/herself in a professional manner.

2. Maintain high cleanliness and repair standards for the building.

3. Be impartial and show no favoritism to any staff member, unit owner or contractor.

4. All personnel must respect the privacy of all residents. Under no circumstances should

any employee discuss residents with other residents.

5. SMOKING IS PROHIBITED IN ALL COMMON AREAS IN THE ENTIRE BUILDING. This rule applies to outside contractors and must be enforced.

HEALTH INSURANCE

** 80% of any individual insurance will be covered by the employer, upon proof of such insurance**
