Wage:

$30.00 - $34.00

Position Summary:

The Residential Mortgage Loan Processor/Packager (RMLPP) positions primary responsibilities will be to provide housing counseling and loan packaging services to clients interested in purchasing their first home. The RMLPP will educate clients on how to establish and repair their credit rating, budgeting, understand different types of mortgages, and the home buying process. The RMLPP will help clients become qualified home buyers who may be eligible to participate in our Single-Family Housing Program for first-time homebuyers. The RMLPP will have primary responsibilities of assisting families with loan application, file set up and maintenance, ensuring all clients and loan packages meet lender requirements; develop and expand lender relationships and opportunities with the USDA RD programs as well as other potential lending partners. Duties will include monitor loan processing pipeline, review file eligibility with lender requirements, research new loan and down payment assistance programs; review closing documentation, monitor and make recommendations for down payment assistance. The RMLPP will work directly with the Single-Family Housing Program Manager, other CCHS staff, applicants and other community contacts to further the agencies Mission, Vision, and Values in the execution of his/her duties.

Responsibilities:

Provide Intake of Clients and Pre-Purchase Counseling for Program Clients

  • Schedule, conduct, and complete new client intakes, includes explaining basic program requirements to potential participants and establish initial file documents
  • Provide a complete financial and credit report analysis and incorporate into action plan steps to assist with obtaining their goal
  • Complete a budget form based on clients oral representation and documentation related to household expenses, debts, and available sources of income
  • Develop a mortgage affordability analysis based on documents and information provided
  • Maintain ongoing contact with all active clients and monitor progress toward their homeownership goal
  • Maintain a healthy waitlist (10-15 families or individuals) per development for pipeline

Provide Homeownership Education and Outreach

  • Responsible for planning, developing and organizing Homebuyer Education workshops, agendas and curriculum, evaluating the quality and delivery of the program, and revising and updating program policies and procedures as needed.
  • Responsible for scheduling all participants for training
  • Responsible for creating, ordering, and maintaining all classroom materials needed to conduct workshops and trainings. Responsible for marketing CCHS programs to prospective participants and all other interested parties.
  • Travel to various communities to conduct one on one sessions and/or group classes to program participants.
  • Deliver program specific marketing material through communities on an ongoing basis

Package Loans for Submission to Lender

  • Reviews file documents for supporting application requirements. These include but are not limited to:
  • Income information
  • Verification of Employment and Benefits
  • Credit and background information
  • Household information
  • Enter the applicants file information in database and prepare client file folder
  • Identify and recommend appropriate down payment assistance programs based on client needs
  • Prepare and submit loan packages to lender for underwriting
  • Input to date program participant information into databases
  • Track and report loan processing timelines from application date to approval date and relevant milestones
  • Provide updates and monitor future pipeline of applicants working closely with the Single Family Program Manager to ensure program goals are met

Establish and Maintain Client Files

  • Maintain complete client files in compliance with agency and further requirements
  • Assist clients with completing forms and lender required documents including disclosures
  • Input all education, counseling and other program data into organizations electronic tracking system, ensure that all information is kept current
  • Compile monthly reports, which include status updates and production goals
  • Responsible for following up with applicants on their action plan on a regular basis

:

This position normally requires the physical demands of standing, walking, bending, lifting or performing other work requiring medium physical exertion, talking, and hearing on a regular basis to perform the job requirement. These physical demands are required up to 80% of the time.

Education

  • High School Diploma

Experience

  • 4 years experience in residential mortgage loan processing/packaging

Special Skills

  • Bilingual/Biliterate (English/Spanish) required
  • Excellent problem solving and analytical skills

  • Excellent written and oral communications skills
  • Ability to listen and communicate in a clear and logical manner
  • High level of self-motivation and willingness to work both independently and in a team setting
  • Computer skills and knowledge of Microsoft Office suite

  • Ability and desire to work on behalf of CCHS in assisting multi-cultural low and very low-income families successfully complete the purchase of their first home.
  • Knowledge of housing marketing techniques, community contacts, service delivery networks and affordable housing programs, preferred
  • Knowledge of Adult Education methods, Homebuyer Education Programs, budget and credit counseling and case management, preferred

Licensure, Registration

  • Valid Washington State drivers license and required minimum liability insurance for WA State
  • HUD Certified Housing Counselor- preferred
  • Will need to complete HUD 502 training and become a certified loan packager.

Employment is conditional upon:

  • Being cleared by criminal background check and fingerprinting when required
